Ossington Avenue Rental Conversion in Toronto

Converting a Duplex Used as a Single-Family Home Into Three Income-Producing Rental Units

416 Construction completed a full rental conversion and renovation of an existing residential property on Ossington Avenue in Toronto.

Although the property had originally been configured as a duplex, it was being used as a single-family residence when the project began. Our team redesigned and renovated the building to create three functional rental suites while improving the property’s building systems, safety features, layouts and long-term income potential.

The completed property included:

  • A basement 1-bedroom-plus-den suite

  • A ground-floor 1-bedroom-plus-den suite

  • An upper-level 3-bedroom-plus-den suite

  • A shared landscaped backyard

  • A shared garden area

  • Improved electrical, heating and life-safety systems

  • Updated kitchens, bathrooms and living spaces

The three units achieved combined gross monthly rent of approximately $6,850, or approximately $82,200 in annual gross rental income.
